I am gonna buy a new motherboard cpu heatsink combo today and i wanna stay under 250$

This is what i found let me know what you think is the best and why.
(my purpose is gaming, i allreadyhave my Geforce 6800 GT 256) frameralte is life!

I would get something with socket 939 because you can take advantage of the dual channel memory and it will be around longer -- also get something with newer chipset technology
